Infrared Roof Scan for Detecting Moisture and Water in Roofs
Roof leaks develop due to factors associated with installation, design, and maintenance. Damage caused by a roof leak can be quite substantial and costly. When moisture and water enters a flat roof system, it often remains and rarely dries. This causes the roof materials to degrade and fail prematurely especially the various insulation types located directly beneath the surface material.

Having an infrared inspection non-destructive test performed by a trained Thermographer can expose trapped moisture that may lead to water leaks so that repairs can be made surgically. This service can save you money because you may not have to replace the entire roof as soon. By marking paint outline of the roof problem areas the owner's roofing professional can perform cost-effective surgical repairs, as needed.

Why Infrared Inspections work

During the day, the sun radiates energy onto the roof and subsequently into the flat roofs substrate, and then at night, the roof radiates or emits the heat back into the atmosphere. This is called "radiational" cooling. Areas of the roof that are of a higher mass (wet) retain this heat longer than that of the lower mass (dry) areas. Infrared imagers can detect and document this heat i.e. warmer, higher mass areas, during the "window" of uneven heat dissipation. Energy loss and other (IR) infrared inspection services can be performed simultaneously with the roof inspection.

  • Asphalt Built-up
  • Coal Tar Built-up
  • Pea Gravel Embedded on Built-up Roof
  • Slag Embedded on Built-up Roof

  • EPDM Mechanically Attached with In-Seam Batten Bars
  • Granule Surfaced Modified Bitumen BUR
  • Smooth Surfaced Modified Bitumen BUR
